Realtor & Buyer Information
Welcome to ChimneyHill! Whether you’re listing a home or considering a purchase, this page provides an overview of our community, association services, and important details to review before closing.
Established in 1972, ChimneyHill is a community of 404 townhomes in North Dallas. Mature trees, walking paths, and distinctive architecture create a welcoming neighborhood with amenities that include:
Two swimming pools
Tennis and pickleball facilities
A community clubhouse
A playground
A dog park
Professional on-site management
Buyers should confirm parking arrangements and any homeowner-installed garage for the individual property.
HOA Dues & Insurance
Monthly HOA dues for 2026 are $420.
The association also bills a separate annual assessment for its master insurance policy. This assessment is not included in monthly dues, and the amount and payment terms may vary each year.
Before closing, buyers and agents should review the resale documents to confirm current dues, insurance assessments, other assessments, and the property’s account balance.
Cable television and internet service are not included in HOA dues.
Maintenance Responsibilities
ChimneyHill provides exterior maintenance services as outlined in the association’s governing documents. These generally include association-maintained roofs, stucco and siding, exterior trim and painting, gutters and downspouts, carports, certain fences and gates, front-yard landscaping and trees, lampposts, and common areas.
Homeowners are generally responsible for garages, doors and windows, HVAC systems, plumbing, interior repairs, and courtyard and patio surfaces.
Responsibilities may vary by component, location, and homeowner-installed improvements. Buyers should review the governing documents and contact management with property-specific questions before closing.
Ordering Resale & Closing Documents
Resale certificates and related closing documents are ordered through HomeWiseDocs, the association’s designated document provider.
Buyers, sellers, agents, and title companies should submit their requests directly through HomeWiseDocs. All resale document orders are processed through that service.
The management office is happy to answer general questions about the community or help clarify information in the documents.
Before Listing or Purchasing
Before completing a listing or purchase, please:
Review the association’s governing documents and community rules.
Confirm current dues, assessments, and property-specific account information.
Understand the division of maintenance responsibilities between the association and homeowner.
Ask management about open work orders or architectural requests affecting the property.
Confirm information before making statements about HOA coverage, insurance, or planned repairs.
We encourage buyers to become familiar with these details so they know what to expect as a ChimneyHill homeowner.
